DivCore Capital and ICONIQ have launched a new residential investment platform, Sentral Strategic Partners, to invest in Class A multifamily acquisitions and developers across major markets nationwide.
According to the firms, this platform brings together a shared focus on innovation and resident experience, leveraging DivCore’s real estate investment management expertise, ICONIQ’s innovative approach to building real estate platforms, and Sentral’s hospitality-driven multifamily operating model.
Sentral Strategic Partners is slated to pursue approximately $2.5 billion of multifamily investment opportunities over time, with sponsor co-investment alongside the platform on a deal-by-deal basis. It will pursue acquisition opportunities created by market dislocation, including distressed and transitional assets, mixed-use projects with commercial space, and off-market recapitalizations of underperforming loans and assets. In addition, it will seek investments in high-quality developments through co-general partner relationships with multifamily developers.
The ICONIQ and DivCore teams will source and oversee the management of new investments that Sentral, a Class A multifamily property management company, will operate.
As part of the partnership, DivCore has made a strategic investment in Sentral, and Richie DeBeikes, head of residential investments at DivcoWest, DivCore Capital’s equity platform, has joined Sentral’s board of directors. DivCore and ICONIQ will serve as Sentral’s long-term institutional capital partners by supporting the platform’s growth and governance.

Jeff Felder, head of real estate investments at ICONIQ, said his firm’s experience investing in sectors and companies with high-growth potential along with the investment and operating capabilities of DivCore and Sentral positions the platform to capitalize on today’s multifamily opportunities and perform across cycles.
According to Roman Speron, CEO of Sentral, this marks an important step in the evolution of the firm, which was launched five years ago with ICONIQ as its sponsor. It will leverage its national footprint managing institutional multifamily properties to serve as the operating partner for properties acquired or developed by the platform. Its full-service model is supported by proprietary technology, furnished units, and flexible living solutions.
