Hillpointe has kicked off 2026 with a robust pipeline of attainable workforce housing in high-growth Sun Belt markets.
The vertically integrated development and investment management firm entered the year with a pipeline of approximately 45 development deals comprising 15,000 units nationwide. Hillpointe, based in Winter Park, Florida, has about 8,700 multifamily units under construction and 12,000 units under management; it also manages approximately $1.7 billion in equity capital.
Hillpointe continues to broaden its footprint, with active development underway in Alabama, Arizona, Colorado, Florida, Georgia, Nevada, North Carolina, South Carolina, Tennessee, and Utah.

A recent example of Hillpointe’s focus on attainable housing is the opening of a 328-unit community that helps ensure the workforce in Beaufort, South Carolina, can afford to live near their jobs. The $64 million Point Grande Beaufort is designed for working families, providing housing that bridges the gap between subsidized affordable units and higher-cost rentals.
The development is part of a larger collaborative effort for Hillpointe to expand housing across South Carolina, with a focus on generating more homes for local residents and creating economic stability for communities.
Hillpointe also has made a series of personnel moves that will support the firm’s growth trajectory.
Josh Draughn has been appointed senior vice president of marketing and centralized operations. In this role, he leads enterprisewide marketing strategy and centralized operating model, ensuring alignment between brand, customer experience, and operational functions to support the firm’s continued growth and scalability. He steps into the role with more than 18 years of multifamily industry experience, including helping establish the firm’s operations and administration headquarters in Maitland, Florida, and playing a pivotal role in supporting on-site teams across the expanding Pointe Grand Communities portfolio.
Levi Cortez has been promoted to senior vice president of multifamily operations; he will spearhead strategy and operations across Hillpointe’s multifamily portfolio, driving performance, team development, and operational execution. He brings more than 20 years of leadership experience across property management, operations, sales, guest services, and asset performance, having held senior roles with McKinley, Cortland, RADCO Residential, ZRS Management, and LVL Living.
In addition, Margaux Cutler and Kenson Dera have been promoted to regional vice presidents. Most recently serving as a regional sales manager, Cutler brings over a decade of multifamily and student housing experience, with a proven track record in property management, leasing, and team development. Dera, formerly a regional manager, oversees the firm’s communities in the Jacksonville, Florida, region. With more than a decade of property management experience and five successful new-construction lease-ups, he has built accountability frameworks and reporting systems that have raised performance across his region.
