This ranking celebrates properties for their unwavering commitment to elevated resident engagement and continued operational excellence as reflected in their high ORA scores. Elite 1% Conventional Properties
- No. 1: Upton Oxmoor Apartments, managed by NTS Capital, in Louisville, Kentucky, with a 100 ORA;
- No. 2: Mira Raleigh, managed by Greystar, in Raleigh, North Carolina, with a 99 ORA; and
- No. 3: Hanover South End, managed by Hanover Co., in Charlotte, North Carolina, with a 99 ORA
A total of 1,312 conventional properties made the Elite list for 2025. These conventional properties had to register a minimum ORA score of 94 as of December and have at least 20 online reviews to be eligible for the Elite 1% 2025 ranking. For properties with the same ORA score, ties were broken via decimal points and then the total review count.
The Top 100 Student Housing Properties
- No. 1: Otto, managed by Cardinal Group, in College Station, Texas, with a 97 ORA. Otto has earned this distinction for the second year in a row;
- No. 2: Bixby on College, managed by Asset Living–Student, in Clemson, South Carolina, with a 96 ORA; and
No. 3: Honeysuckle Student Apartments, managed by Greystar Student, in Bloomsburg, Pennsylvania, with a 96 ORA.
To be included in the top 100 student housing property ranking, a property must register an ORA score of 85 as of December and have at least 20 online reviews. For properties with the same ORA scores, ties were broken via decimal points and then the total review count.
J Turner Research monitors the online reputation of more than 3,200 off-campus student housing properties across various review sites and ILSs. A Comparison of the 2024 and 2025 Elite 1% and Top 100 Student Rankings
Conventional Elite 1%
- Out of the 1,312 Elite 1% properties for 2025, 948 properties earned Elite 1% status in 2024 as well;
- • 47 of the top 100 properties in 2025 were also in the top 100 in 2024; and
- The biggest riser in the rankings: Advenir at Ludlam Trail, managed by Advenir Azora Living, in Miami improved 1,074 spots.
Student Top 100
- Out of the 108 top properties for 2025, 78 were in the top 100 in 2024 as well; and
- The biggest riser in the rankings: The Grove at Slippery Rock, managed by The Cardinal Group, in Slippery Rock, Pennsylvania, improved 71 spots.
The Star Rating Analysis of an Average Elite (Conventional) and Student Property
Conventional Elite 1%
- Has reviews on 5.96 sites (up from 5.49 in 2024);
- Has 377 total reviews (up from 372 in 2024);
- Has an average star rating of 4.68 (up from 4.59 in 2024); and
- Has a weighted average star rating of 4.64 (down from 4.67 in 2023).
Student Top 100
- Has reviews on 5.49 sites (up from 4.58 in 2024);
- Has 552 total reviews (up from 479 in 2024);
- Has an average star rating of 4.47 (up from 4.39 in 2024); and
- Has a weighted average star rating of 4.57 (up from 4.54 in 2024).
Management Company Tally
In the 2025 Multifamily Elite ORA Power Ranking, 247 companies individually manage a minimum of 20 conventional and student properties. The table lists the top 25 companies in terms of their percentage of conventional and student properties listed in this ranking.

Methodology
The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors online ratings of more than 150,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
