2025 ORA Power Rankings: Honoring Multifamily’s Reputation Standouts

Annually, J Turner Research publishes a compilation of the ORA Power Rankings announced in the respective year in partnership with Multifamily Executive. The 2025 Year-End Summary gives readers a comprehensive view of where and how often their property and/or multifamily company were featured in our monthly ORA Power Rankings throughout 2025. In the 2025 Year-End ORA Power Rankings, the rankings are featured in four categories:

  1. Company ORA Power Rankings: Companies that have made different ORA Power Rankings
  2. Property ORA Rankings: Properties featured in different ORA Power Rankings
  3. Company Einstein Best of Awards: Companies recognized in the top five operational categories: communication, security, customer service, cleanliness, and maintenance.
  4. Property Einstein Best of Awards: Properties recognized in the top five operational categories: communication, security, customer service, cleanliness, and maintenance. 

In presenting the rankings, we are enabling multifamily companies monitor their progress, celebrate wins, and benchmark performance through the year.

Noteworthy Statistics of the 2025 Year-End Report

  • 865 companies recognized
  • 2,938 properties recognized
  • 1,371 conventional properties made the Elite list
  • 1,144 properties made thRising 1K Ranking
  • 166 properties appear in all three rankings (Elite, State, and MSA rankings):
    • Bozzuto has 20 properties in these three rankings.
    • Greystar and Hanover have 17 properties each appearing in all three rankings.
  • Top states by number of ranked properties in the 2025 year-end include:
    • Texas, 302
    • Florida, 265
    • California, 246

Top Trends Shaping Renter Behavior and Reputation Management

Based on our ongoing research efforts throughout the year, below are key trends shaping renter decision-making and reputation management in our industry in 2025:

  1. Content is more important than star ratings: Prospects are willing to look past properties that have high star ratings on Google if their negative reviews or artificial intelligence (AI) results say they struggle in key operational areas.
  2. AI is being used or will be used during the next search by over 50% of prospects. These tools specifically call out properties' weaknesses.
  3. The three most important areas for properties to perform well are pests, security, and financial clarity. A pest complaint is 18 times more damaging than one about amenity availability or condition.
  4. Gen Z, the generation flooding the market, is 3.7 times more skeptical of online reviews than previous generations, making an online reputation strategy focused on getting positive reviews overly simplified.
  5. In 2025, the number of big players in the review landscape consolidated considerably. Apartments.com has given up a large percentage of its market share, and Zillow has acquired Rent. and ApartmentGuide.

Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors online ratings of over 150,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
