With vacancy as the top threat for 55% of property managers, resident satisfaction is increasingly critical for retaining renters and sustaining occupancy, according to the findings from AppFolio’s 2026 Renter Preferences Report.
AppFolio commissioned a survey of 3,002 U.S. renters 18 and older between Jan. 6 and Feb.4 to gather their insights for the report, which outlines key strategies for property managers. The report finds a higher rate of renters planning to move—39% this year compared with 35% in 2025.
However, a key finding shows satisfied renters are 72% more likely to renew their leases and 34% less likely to plan a move in the next 12 months compared with those who are dissatisfied. Satisfied renters also are five times more likely to recommend their property manager to friends or family.
In addition, the report highlights how resident satisfaction begins on day one. According to the survey, residents who are satisfied with their move-in are 31% more likely to plan to renew their lease within the first few weeks at the property. Almost all respondents, 95%, reported that a transparent lease-signing experience that details all the costs and services upfront is essential to building trust.
Over three-quarters, 78%, said they consider the resident benefit package—a customizable suite of paid services such as internet, insurance, and air filter delivery—vital when evaluating a new residence but only 33% reporting having access to them. Nearly 80% of residents reported they are willing to pay for these services for the cost and convenience at lease signing rather than sourcing independently.
Maintenance also is big factor in resident satisfaction: 81% of those who are satisfied with their repairs are more likely to renew and three times more likely to recommend their property manager. Over three-quarters of satisfied residents, 79%, reported maintenance issues to be resolved within a few days or less, while 53% of residents who aren’t satisfied with maintenance reported resolution to take weeks or longer.
“Property management has always been about more than providing space. Today, it’s about delivering the right experience and value to residents,” said Stacy Holden, vice president and industry principal at AppFolio.
