April’s ORA Power Ranking focuses on the top residential real estate investment trusts (REITs) in the nation. We rank these REITs based on their Online Reputation Assessment (ORA) scores and their performance in the top five operational categories that matter most to residents—Customer Service, Communication, Maintenance, Cleanliness, and Security. This 12th annual multifamily REIT ranking includes 14 private, public, and public non-listed REITs listed by NAREIT.
Top REITs by ORA
Veris Residential with an ORA of 84 is the No. 1 REIT in the nation for online reputation. BSR ranks second with an ORA of 81.46, followed by MAA at third with an ORA of 78.82. The REITs are ranked based on their ORA scores as of December. The average ORA score of these REITs is 71.09 compared with the national average of 63.42.

REITs: Einstein Best of Awards
In addition to ranking the multifamily REITs based on their ORA scores, we recognize them in the five areas of on-site operations most valued by residents—Customer Service, Communication, Cleanliness, Maintenance, and Security. Powered by J Turner Research’s text categorization tool, Einstein, and proprietary artificial intelligence, Thought Analysis, the Einstein Best of Awards go beyond star ratings to recognize companies that set the gold standard for operational excellence.
To rank the REITs based on Einstein’s top categories, we analyzed all reviews for all properties under each REIT for 2025. In total, Einstein analyzed over 105,090 online reviews. Any ties among the REITs were broken based on their ORA scores.

About the ORA Score
Pioneered by J Turner Research, the Online Reputation Assessment (ORA) score is the multifamily industry’s standardized metric for measuring online reputation and resident experience. Calculated on a scale of 0–100 and updated monthly, the ORA score evaluates apartment communities by statistically aggregating ratings from major review sites and internet listing services. J Turner Research monitors the online ratings and reviews of more than 150,000 properties nationwide.
The ORA algorithm goes beyond simple rating averages by imitating how renters and AI are researching apartment communities. The model analyzes multiple factors—including review volume, lifetime star ratings, review content, rating consistency, recency of reviews, and the credibility of each review platform—to produce a balanced and unbiased reputation score.
