Alfred, a residential management platform and parent company to RKW Residential and A Residential, has launched Arqline, a national operating platform managing over 50,000 multifamily and build-to-rent homes across 31 markets.
Arqline combines decades of property management expertise with Alfred’s technology foundation, bringing RKW Residential and A Residential, formerly Quarterra Living, under a single operating model and management identity.

Since 2014, Alfred has been developing its approach to residential management. It was one of the first to build a consumer-grade resident app at scale, giving residents a direct digital relationship with site teams. It also acquired operating property management businesses, embedding technology and AI into operations rather than just building software for others to use.
Across five acquisitions, it has added operating expertise, market knowledge, and real-world insights to the platform. Alfred acquired RKW Residential in 2022 to have a live environment to test whether technology, centralized services, and a unified data model could improve resident experience and property returns. Last year, it merged Quarterra Living with RKW Residential to build on the success—doubling its portfolio and bringing teams, systems, and processes together across 31 markets.
According to Alfred, Arqline is built on three capabilities—an AI-powered operations engine, a unified data layer, and a centralized operations model—to help on-site teams spend less time on administrative tasks, residents get improved service, and owners see stronger returns.
The AI engine is designed to address different on-site staff roles. It is trained on the combined organizations’ operating procedures, systems, and hospitality philosophy to provide real-time guidance, resulting in less time navigating administrative processes.
Arqline has a single, connected view of marketing, operations, financials, and resident engagement to provide real-time information on the portfolio. In addition, its centralized operations model is live on select properties and showing results. According to Alfred, pilot programs across midsized properties have produced 6% to 10% or more net operating income improvement.

According to Alfred, the Arqline platform is on a path to 100,000 homes under management.
